Dear GLA Member:

The Gulf Landings Association Board of Directors is pleased to inform you that after an extensive search involving significant effort on the part of our community leaders, effective April 1st, 2017 we will have a new managing agent for GLA, Baran Property Management Inc., a full service community association management firm locally based in Trinity, FL. with outstanding customer service as their guiding principal. Baran Property Management is committed to maintaining the highest standards of professionalism necessary to help maintain and increase the resale values within our community while serving with loyalty and dedication to the GLA membership as their primary goal. Baran Property Management will assume responsibility for all of our community needs including assisting the board with budgeting, financial reporting, maintaining constant communication with the board, supervision of work performed at the community, providing an open line of communication with all homeowners and establishing a new more personalized management philosophy. You will soon be seeing great changes to our web site and a new web based resident portal that will provide ease of use that includes mobile apps to make your overall interactions with your community and new manager more pleasant,  thereby making it easier for you to get the results you deserve as a property owner. Our community will be benefiting greatly from this personalized management approach and at significant cost reduction that saves the association thousands of dollars annually compared to the big box association management firms of the past. With this commitment to cost effective spending you will also be seeing drastically reduced prices for the needed bank paperwork at the time of closings.

Your monthly homeowners’ fee is due on the first day of each month.  You will be receiving new coupon books from BB&T within the next two weeks. These new coupon books should be used to pay your April 2017 dues and moving forward. For those of you that want automatic withdrawal, please fill out the enclosed ACH form.  The automatic withdrawal will begin for your May payment. By using automatic withdrawal, you are assured that your assessment payment is being paid on time so you don’t incur any penalties or late fees. 

If you choose payment of your assessments by check, for proper crediting, please be sure to reference your account number on your payment located on the coupon book. 

In anticipation of your questions, we have provided the following Q&A:

Q. I already paid my dues in full for the year?
A. You do not have to do anything. Please save the information you receive for your records.

Q: What if I am unable to switch over in the first month or I do so late in the month, will I be penalized a late fee?

A: No you will not be penalized a late fee, however, you must submit your payments in a timely manner to avoid future penalties.

The cut off for no late fees will be May 1st, 2017.

Q. I make my payments by mailing a paper check every month (Pay by Mail)?
A. You can continue to do so. We are not removing the option to mail your checks, however, the mailing address will change to the new lock box is: P.O. Box 628207, Orlando FL 32862-8207 (the coupon books include peel and stick labels with this address)

Q. Can I make a payment at my local BB&T Branch?

A: Yes you can. The closest BB&T Branch for Gulf Landings is The Gulf  Harbors Branch located at 4807 US Highway 19 New Port Richey FL 34652. 

Q. I am enrolled in ACH to pay my maintenance dues?
A. You will need to complete a new ACH form and provide a VOIDED check to set up payments to the new bank as of April 1, 2017.ACH authorization form and instructions are included in the coupon book.  NOTE*After the coupon books have been mailed out and received only then * you may sign up electronically via the BB&T website at click the pay now link to access the online payment system.  NOTE: that ACH is processed on the 3rd of the month. New enrollments must be received by the 20th of the month to be set up for the following month or the 25th if submitted electronically. All information will be included in your payment coupon package from BB&T Bank.

Q. I am already registered to pay online?
A. You must update your payment information if you wish to continue making your payments online. Our current payment website will be canceled on March 31st, 2017.

Q. I already pay online using my bank’s online bill payment system?
A. You can continue this payment method, but you must update the mailing address associated with your payments. Our new lock box address is: P.O. Box 628207, Orlando FL 32862-8207 (the coupon books include peel and stick labels with this address)

Q: Can I pay by Credit Card?

A: Yes you can pay by either Visa, Mastercard, American Express or Discover. Payment will be processed the next business day, however, please note that a one time fee charged by BBT Bank for each credit card payment is $9.95 through the BB&T website

Q: Can I pay by e-check?

A: Yes you can pay by e-check payment will be processed the next business day, however, please note that a one time fee charged by BBT Bank for each e-check payment is $9.95 through the BB&T website

Q. Who can I contact with questions regarding my account or payments?
A. Homeowners can either call toll free 888-772-6669 or 727-549-1202, where they can help you set up an account, look up a balance, make sure a payment has cleared or even schedule a new payment over the phone. If you have any questions regarding the actual charges on your bill, contact the GLA office for assistance at (727) 815-3672 during regularly scheduled office hours only.

- The approved Association Fees for 2017 are: $636.00 Yearly

New Clubhouse Office Hours- Effective 03/13/2017The Clubhouse Office will be open 8:00am to 4:00pm. Monday through Thursday and Friday 12 noon till 8:00pm.  You may want to call ahead and make an appointment as the manager is out on property at times.


New Clubhouse Hours-  Effective 03/13/2017 amenities are available to members from 7:00am to 11:59pm 7 days a week year round.


Boat Ramp/Tennis Court Locks -A gate with a keypad lock has been installed at the boat ramp. You can retrieve the code inside the clubhouse using your key fob to enter. (727) 847-8102.
